GLP secures highest ever BREEAM score

A warehouse facility at GLP UK’s Magna Park South Lutterworth scheme in the East Midlands has received the highest ever BREEAM score for a UK Logistics Facility, with a record post-construction stage mark of 97.8%.

THE PROPERTY known as MPS 9 totals 388,872 ft2 and has 15m eaves as well as a 50m service yard. It has 36 dock and four level access doors, three storey Grade A offices and it is fitted with an array of energy saving features, including being 100% PV ready and WELLness compliant.

GLP and contractor TSL achieved a design stage BREEAM score of 95.6%, before securing an even higher post-construction result. Initiatives which contributed to this score included: 0% of waste sent to landfill, low flush sanitary ware, reducing water consumption, a rainwater harvesting system, sustainably procured materials such as carpets made from recycled materials, use of low carbon cement replacement, use of low heat recycled tarmac as well as a solar thermal water system and solar PV system. In addition, surplus earthworks material and arisings were worked back into the landscaping.

GLP Senior Construction Manager Peter Baird, said: “The team at GLP are all very proud that MPS9 at Magna Park Lutterworth has been awarded the highest BREEAM score ever recorded for an Industrial building in the UK. This is our third “Outstanding” rating in quick succession and demonstrates our ongoing commitment to sustainable design and construction as we work towards reducing carbon emissions to net zero.

BREEAM ratings, ensuring that projects meet sustainability goals and continue to perform optimally over time.

A BREEAM assessment uses recognised measures of performance, which are set against established benchmarks, to evaluate a building’s specification, design, construction and use. The measures used represent a broad range of categories and criteria from energy to ecology. Each category focuses on the most influential factors, including reduced carbon emissions, low impact design, adaptation to climate change, ecological value and biodiversity protection.

Integrating sustainability measures at the earliest possible stage of a project using the BREEAM framework enables reduced life cycle costs and increases in asset value, building user experience and health, corporate image and CSR requirements, and risk mitigation.
