Mega shed spec build in Midlands

Developer investor GLP, has announced it is to speculatively develop at 761,361 ft2 mega shed at its Magna Park North Lutterworth scheme in the East Midlands.

THE CROSS docked property, known as MPN 761, will target a BREEAM Outstanding accreditation while the overall scheme will be a net-zero development with each unit independently certified by Planet Mark.

It will benefit from best-in-class specifications and ESG features including wide service yards, with 277 HGV and 525 car parking allocations – with 54 charging bays as well as 18m eaves, 80 dock and 10 level access doors, an 80kn/m2 floor loading, increased natural light, and abundant power supply.

The building will be designed to WELL principles with the occupiers in mind, with GLP aiming to provide a more productive and pleasant working environment for employees. 

GLP will also be supporting customers to reduce energy and operational costs, by providing a complimentary Planet Mark program to help monitor, track and reduce their respective carbon footprint.

Construction is expected to be completed in June 2025.

The first phase of development at Magna Park North Lutterworth has seen the speculative development of circa 1 million ft2 of space across three units of 200,000 (MPN1), 503,000 (MPN2) and 297,000 (MPN3). All units were leased ahead of completion. In addition, a further build-to-suit development of 310,000 sq ft (MPN4) has been let to LX Pantos.

In 2022, GLP also partnered with North Warwickshire and South Leicestershire College, and Wincanton to house The Centre for Logistics, Education and Research (CLEAR) – a unique research, innovation, education, and training facility for both customers on the park and the wider logistics industry.
