EXCLUSIVE: JD.com secures Dunstable warehouse

CHINESE ECOMM giant JD.com is tipped as the new occupier for Oxenwood’s OXW277 a 277,628 ft2 warehouse in Dunstable following the lease termination with UPS at the end of last year.

The global giant snapped up the property as part of its move to build its own delivery network in the UK as reported in Logistics Matters.
The deal, which is believed to have exchanged recently, is shrouded in secrecy with Oxenwood and joint agents on the property DTRE, Adroit Real Estate and Cushman & Wakefield remaining tight lipped.
This would be the company’s second operational warehouse in the UK. It currently has one other at Magna Park Lutterworth, known as MPS2. According to Statista research the company had 1,600 warehouses worldwide in 2023.
Developed by Baytree Logistics tin 2018, the property is highly sustainable being rated BREEAM Excellent and has many wellness features. It was awarded “Building Project of the Year” in the Business Green Awards 2019.
It was originally let to UPS for a term of 5 years with a break at year 3 for a contract with Amazon, which occupiers the adjacent property also built by Baytree Logistics. Both buildings were acquired by Alberta Investment Management Corporation (AIMCo), on behalf of certain of its clients in 2021 with Oxenwood Real Estate managing the assets on behalf of AIMCo.
OXW277 consists of 260,907 ft2 of warehsoue, welfare and amenity space with 6,525 ft2 pf first floor offices and a 6,525ft second floor plant deck. It has 3,434 ft2 of transport office and a 237 ft2 gatehouse. It has 15m eaves, 26 dock and three level access doors parking for 34 HGvs and 180 cars and consent for unrestricted 24/7 use on a 13.6-acre site.
