Midbox scheme for Welwyn Garden City

Work has started on site at INTER, the first Midbox development to be delivered by HBD and Feldberg Capital’s industrial and logistics joint venture Origin which was only launched in December last year.

THE THREE unit scheme will deliver 71,247 ft2 of industrial and logistics space in the centre of Welwyn Garden City. Contractor Mitchell Design and Construction has been appointed to deliver the development, which is to complete in Q4 2025
Feldberg Capital Managing Director Jamie Acheson, said: “It’s great to hit the ground running with the first of the seed assets as we look to rapidly scale the Origin platform with further acquisitions across the UK. We have strong conviction in the occupational markets and believe the market timing is perfect to capture the growth driven by wider tailwinds in the investment market.”
Units are available to let from 13,396 – 39,876 ft2 and will have 10- 10.5m eaves, 10% roof lights, 50kn/m2 floor loadings, and 35 – 50m yard deoths.
The units will be built to target BREEAM Excellent and EPC A rating.
HBD Executive Director Vivienne Clements said: “INTER is extremely well-located and, coupled with its market-leading sustainability credentials, is sure to appeal to ESG-conscious occupiers.”
Joint letting agents are Adroit Real Estate Advisors and Hollis Hockley.
The Origin joint venture will own and develop next generation, ESG compliant I&L assets in the UK’s mid box market. It was seeded with an initial portfolio of three sites from HBD’s pipeline with a combined GDV of circa £100million. It aims to deliver circa £1bn of high-quality I&L schemes over the next seven years.
