SEGRO confirms Yusen deal

SEGRO has confirmed that it has pre-et a 1.2 million ft2 warehouse facility to Yusen Logistics UK at its SEGRO Logistics Park Northampton in the East Midlands.

LOGISTICS MATTERS broke the story earlier this month and SEGRO is now confirming the letting – the first at the 600-acre scheme.
The building will be Yusen’s largest facility globally and is understood to be the biggest warehouse in the Midlands.
The lease, which is subject to detailed planning consent, is for Yusen Logistics to occupy a 1,191,000 ft2 unit at the industrial and logistics park, which benefits from a 35-acre Strategic Rail Freight Interchange. The facility will enable Yusen to provide its customers with rail freight distribution solutions and support them in reducing their carbon emissions.
The unit will be developed to high sustainability standards, targeting a ‘BREEAM Excellent’ rating. Features include an array of PV panels and 220 EV charging units will also be available onsite to power Yusen Logistics UK’s all electric company car fleet.
The unit is expected to be fully operational by summer 2025. Meanwhile, the construction of the rail freight terminal has been completed and Network Rail is scheduled to undertake the signalling work to connect the terminal to the rail network by Autumn 2024.
Yusen Logistics UK managing director David Goldsborough, said: "This Yusen Logistics UK facility, sets a new logistics industry benchmark and further emphasises our commitment to providing sustainable logistics services by 2050.”
SEGRO Logistics Park Northampton will deliver up to 5 million ft2 of modern distribution space and is adjacent to Junction 15 of the M1 motorway, close to Northampton. The site includes a 235-acre community park, offering footpaths, cycle routes new woodlands and wetlands, 20km of hedgerows and the planting of 60,000 new trees.
