Thatcham offices to be redeveloped as warehouse space

In what is becoming a regular occurrence a council in the Thames Corridor region has approved plans for the demolition of unlettable office space and the redevelopment of the site to provide Midbox warehousing.

WEST BERKSHIRE Council has approved plans to demolish  offices in Thatcham Business Village and replace them with a single warehouse due to the offices being ‘unlettable’.

Serviced office and workshop provider Flexspace which owns the property in Thacham Busoness Village noted in its planning statement: “With a low occupancy rate and limited prospect of future tenants, retention of the building has been deemed unviable and has made management and maintenance difficult, putting the building at risk of decay.

“It is therefore sought to provide an alternative and more viable use to futureproof the site and encourage new employment activity within the estate.”

The application sought to obtain full planning permission for the partial redevelopment of the existing Flexspace Business Centre site to provide a sngle industrial and logistics unit of 39,250 ft2 on a 2.42 acre site. It will have 12.5m eaves as well as four level access doors with 3,925 ft2 of office space.

It will be built to achieve a BREEAM Excellent and EPC A rating.
