Wakefield Europort site prepped for new warehouse scheme

Demolition of a 375,000 ft2 former DHL distribution centre is underway to make room for a brand new warehouse at Wakefield Europort in West Yorkshire.

EUROPEAN WAREHOUSE developer Delin Property, has started readying the 22.8-acre site for a new 490,000 ft2 cross dock warehouse facility to be known as Switch Wakefield.
The property will be constructed to Net Zero Carbon standards, a BREEAM Excellent and an EPC A rating. It will have 15m eaves as well as 22,500 ft2 of two storey offices. There will be 56 dock and eight level access doors, serviced by truck yards of 50m and 35m with parking for 62 HGVs and 384 cars including 79 EV charging spaces, and 110 covered cycle spaces.
Located next to junction 31 of the M62 motorway, the property has a 2.5MvA power supply.
Delin bought the property as part of a £66 million portfolio acquisition in 2014. Planning for the new scheme was submitted in 2020 when DHL was still operating the site. DHL's lease ended in December 2022.
CPP, Colliers and Knight Frank are joint letting agents. The development manager is Firethorn Trust.
