Plans for former Morrisons warehouse site in Warrington revealed
Developer Panattoni and Japanese investor Mitsui Fudosan have submitted proposals for a new £135 million logistics scheme which will see the redevelopment of the 29.5-acre Morrison’s Hardwicke Grange site in Warrington that was acquired last year.

PLANS FOR the scheme to be known as Panattoni Warrington 675, envisage a single speculatively built 675,093 ft2 cross dock facility. It will have 632,993 ft2 of warehouse space with 18m eaves and 40 dock and four level access doors on the northern elevation and 36 dock and four level access doors on the southern elevation served by a 50m deep yard. There is space for 124 HGVs as well as a separate 486 space car park. The building will have 360 degree circulation with transport office hubs of circa. 5,000 ft2 on either side of the building and a separate 301 ft2 gatehouse.
The three storey Grade A offices will total 22,864 ft2 with a 8,194 ft2 under croft that could be used for staff amenities. Sustainable initiatives include installation of air source heat pumps, solar thermal domestic hot water and solar panels. It will also have 1.9MvA of power
The facility will be constructed carbon net zero and will target a BREEAM Outstanding and EPC A rating with office aiming for an EPC A+ rating. Subject to planning practical completion is scheduled for Q3 2027.
According to planning documents, the decision to redevelop the site stems from the fact that the existing buildings ‘are sub-standard’ and the ‘poor-quality accommodation in a mix of buildings scattered across the site do not meet modern occupier requirements’. The proposal is to replace those buildings with a single modern warehouse building which will meet the needs of a modern economy.
The Site is located approximately 2.5 miles to the north-east of Warrington town centre, c.1km north-west of Junction 21 of the M6 motorway and within 5km of the M62 corridor. The Site is located within a 200-acre existing employment area, known as ‘The Grange’.
The buildings were most recently in use as a frozen food distribution facility operated by GXO on behalf of Iceland. Logistics Matters broke the story of the sale of the site last October.
