Warehouses snapped up before practical completion

Two warehouses at real estate investor Mirastar’s £60 million 285,000 ft2 Catalyst scheme in Sheffield, South Yorkshire, have been snapped up prior to practical completion.

Laundry, catering, heating and fire safety equipment supplier JLA Group and worktop surfaces specialist Cosentino have taken 108,237 ft2 and 33,600 ft2 respectively.
The 18.34-acre scheme on Sheffield Business Park, comprises five units of 22,354 to 108,237 sq ft, and is expected to create some 500 jobs.
The smaller of the two pre-let units has 8m eaves, a 40kn/m2 floor loading, ground level loading doors as well as fitted offices, while the larger facility has 15m eaves, 10 dock and two level access doors at 50kn/m2 floor loading as well as 50m yard fitted office accommodation and 500KvA power supply. Both units are being built to achieve a BREEAM Very Good and EPC A rating.
Investor, developer, and asset manager Mirastar committed to a multimillion-pound funding agreement earlier last year to help bring forward the scheme, alongside developers Premcor and Peveril Securities.
Senior asset manager at Mirastar Rob Brophy said: “We’ve received strong occupier demand since commencing on site and it’s great to see the scheme come together as we near completion having successfully pre-let 50% of the scheme.”
Agents Knight Frank, Gent Visick, and M1 Agency are marketing the remaining three units of 22,448 ft2, 28,309 ft2 and 91,923 ft2.
Research by Colliers puts average rents for warehouses over 100,000 ft2 in Sheffield at £7.25 per ft2.
