Phase 2 planning for Konect62 logistics scheme

Property investor developer Cole Waterhouse and private equity real estate manager Henderson Park, are seeking to push forward the second phase of their 136-acre Konect 62 industrial and logistics scheme in Knottingley, West Yorkshire.

The proposals will see an extra 780,000 ft2 of warehouse development on the former Kellingley Colliery site, which closed in 2015 and was acquired by the developers in Autumn 2022 for £54 million.

Phase 2 of the project will include a variety of employment proposals for the remainder of the site including smaller terraced start up units as well as larger buildings from 50,000 ft2.

The construction of the buildings is being carried out to meet stringent sustainability standards, with the aim of achieving BREEAM ‘Excellent’ certification and an EPC A rating.

Phase one at Konect 62 is well under way, with completion inked in for November 2023. This comprises four speculatively built units with the largest, Big K, totalling 736,000 ft2. The other buildings range from 55,000 to 161,000 ft2. The scheme is situated close to the intersection of Junction 33 of the M62 and the A1(M).
