Amazon pulls out of Bristol shed deal

Internet giant Amazon has pulled out of a deal to take an 882,000 ft2 warehouse in Bristol.

THE WAREHOUSE in Avonmouth was built speculatively by Panattoni and was put under offer in July this year as reported in Logistics Matters.

However, the property is now back on the market according to posts on LinkedIn.

There is anecdotal evidence of deals failing to progress or even being  shelved following  the Budget on 30thOctober as occupiers  count the costs  of the rises in both the national wage and in National Insurance Contributions as well as the expected rise in  business rates due to come in, in 2026.

It is not thought that Amazon pulled the deal for any of these reasons as it still has a requirement for a 500,000 ft2 plus property in the region according to local agents. It is not unusual for deals to fall through on the last hurdle; and it can be for many reasons from insurance, power and timing issues through to issues in construction that are not always obvious at the beginning of negotiations.

The property is one of two on Panattoni’s 1.3 million ft2 Panattoni Park Avonmouth scheme. The other property totals 406,000 ft2. Both buildings have been built to target BREEAM Excellent and an EPC A rating and benefit from extensive 50m yards, 17m + clear internal heights, generous car and lorry parking, and 8MVA of power.
