Speculative start for South London warehouse scheme

Developer Stoford and  partner Axel Logistcs, investor ICG Real Estate’s Pan-European Logistics Platform,have started the speculative construction of its 319,245 ft2 urban warehouse scheme in Crayford  in Southeast London.

KNOWN AS MLM Crayford, the scheme is being built on a 12.2 acre site. It will consist of three units  ranging in size from c.34,000 – c.170,000 ft2. 

The units will be built to target BREEAM Outstanding and an EPC A+ rating being net zero carbon through the entire life cycle. MLM Crayford will incorporate features such as rainwater harvesting, photovoltaic roof panels, energy-efficient LED lighting, electric vehicle charging stations and bicycle storage.

The largest uinit will have 15m eaves the two smaller 12.5m eaves. All will have grade A office space and level access and dock level doors. Construction is being undertaken by main contractor, McLaren Construction, with the development programmed for completion in October 2025.

The scheme is set to attract £120 million in investment and generate £13.3 million annually for the local economy providing up to 470 full time equivalent jobs.
