St Modwen wins planning for Brentwood scheme

THE DEVELOPER has won planning permission for a 1.2 million ft2 industrial and logistics scheme near Brentwood in Essex.

St Modwen secured planning from Brentwood Council last month for the scheme which will create 2,379 full time equivalent jobs.

The site known as Brentwood Enterprise Park is planned to be built beside Junction 29 of the M25 motorway and will comprise four large warehouse units from 140,000 — 750,000 ft2 with eaves heights up to 24m.

The site was previously used to facilitate the M25 widening scheme, and falls partly on the green belt. However, the local plan removed the vast majority of the site from the green belt to be allocated instead for employment use.

The development will also include a road bridge over the A127 and a new link road between the site and M25 Junction 29 is proposed, alongside an associated mini roundabout, footways, lighting and signage.

It is thought the development will cost in the region of £40 million.

St Modwen has also secured two lettings totalling 76,000 ft2 at its St Modwen Park Newport scheme in Wales.

Solus, the Aviva-owned accident repair group, has leased a 24,000 ft2 unit to be used as a centre for paint repair work, whilst a separate 52,500 ft2 unit at the park has also been let to an unnamed ecommerce business.

The units, which form part of the c.345,000 ft2 of space delivered at St. Modwen Park Newport to date, have been built to St. Modwen’s ‘Swan Standard’ of sustainable development and incorporate various energy efficiency features including LED lighting and PV panels, achieving an EPC ‘A’ rating as a result.  The scheme’s existing units also support customers on their own journeys to net zero by facilitating electric vehicle charging and providing occupiers with the necessary tools to limit their operational carbon emissions, including low-energy lighting.
