Newmark brings shuttered ASOS warehouse to market
Property agency Newmark is bringing fast fashion e-tailer ASOS.com’s shuttered warehouse in Fradley to market on a lease assignment.

Known as Fradley 437, the 437,054 ft2 facility, which was only opened in 2021, has 415,133 ft2 of warehouse space with 15m eaves as well as 30 dock, six Euro dock and six level access doors served by a 100m secure yard with parking for 60 HGVs. It has 30,000 ft2 plus of three storey Grade A office space, a separate hub office and a 3.2MvA power supply.
The warehouse fit out includes multiple manual storage mezzanine floors and an automated tote storage system with product flowing to pocket induction stations, enabling stock to be automatically sorted into orders for packaging and pre-sortation ahead of dispatch, which can be left in situ or removed.
ASOS.com took the £90 million facility on a 15-year lease in 2021. At the time of the facility’s opening ASOS said it expected to ship over 30 million units in the site’s first year, and up to 4.5 million per week once the facility was fully operational and automation is complete. It initially employed 700 people at the site.
It was shuttered following a fall in revenue and subsequent restructure. ASOS has a 1.1 million ft2 distribution facility in Barnsley and returns facility in Doncaster in the UK. All sites in the UK are managed via contract by GXO Logistics.
