Canmoor submits detailed plans for East Midlands warehouse scheme
Developer Canmoor in conjunction with Royal London Asset Management, has submitted detailed plans for its 1.2 million ft2 Enderby Logistics Hub near Leicester in the East Midlands.

BLABY COUNCIL has received a reserved matters application for the 82-acre site following its acquisition by Royal London as reported in Logistics Matters in April this year.
The application envisages the development of five warehouses in two phases built to achieve a minimum BREEAM Excellent and EPC A rating.
According to applicant Royal London, the scheme is a “flagship project” with strong sustainability credentials and the potential to generate approximately 2,479 jobs, including 1,811 direct roles, 125 construction-related jobs, and up to 543 indirect employment opportunities.
The proposal includes five warehouses with associated offices and gatehouses, to be delivered in two phases.
Phase one will see site-wide earthworks, construction of the main spine road and footpaths, Units 1 and 2, gatehouses, car and cycle parking, EV charging points, landscaping, and internal roads.
Phase two will deliver Units 3, 4, and 5, along with additional infrastructure and a gatehouse for Unit 5.
The site will also feature wildflower meadows and woodland planting to enhance biodiversity and help screen the development from surrounding areas.
Blaby District Council Portfolio Holder for Planning and Strategic Growth Councillor Mike Shirley, said: “This application sets out the development of the Enderby Hub, proposing high quality warehousing in an area allocated for employment use in our current Local Plan.
“While we recognise there has been public concern about the development the location, close to existing successful business parks and near to the motorway network, make it an important strategic site. It will help meet our need to provide employment sites and create a wealth of jobs.”
The original outline application brought forward by Drummond Estate and Inverock proved controversial through planning but secured approval at appeal in September 2024.
The greenfield site is located to the southeast of the M1/M69 intersection, junctions 21 and 3 respectively. The motorway junction is situated within 1 mile from the proposed entrance to the site.
The warehouses will range from 82,200 ft2 to 465,630 ft2 with eaves heights from 12.5 to 15m. It is being brought forward on a speculative basis, designed to meet the functional, spatial, and operational demands of the contemporary logistics and industrial market, as established in the outline planning permission.
The scheme is expected to have a £300 million GDV and secure some 2,000 jobs once fully let.

“The East Midlands continues to be the most sought-after location for logistics occupiers. With the largest unit planned at 500,000 sq ft, we are focusing on an underserved segment of the market where larger units are in high demand but short in supply.”
