Massive industrial and logistics scheme set for aproval in East Yorkshire

Developer HBD in conjunction with landowner St Johns College Cambridge is set to secure approval for a 5.5 million ft2 industrial and logistics scheme in Goole, East Yorkshire.

EAST YORKSHIRE council has deferred granting approval for the outline application submitted by HBD last year until traffic issues and funding is sorted regarding  improvement to Junction 36 of the M62 motorway. Once this is cleared the council is minded to approve the scheme.

The application for the development of 5.5 million ft2 of space on a 300-acre plot adjacent to Junction 36 of the M62 and close to Goole Docks could provide circa. 3,300 jobs providing some £269 million GVA across the wider region.

The site could accommodate buildings from 500,000 ft2 to one million ft2 built to target BREEAM Excellent and EPC A. Uses include manufacturing, logistics, distribution and storage as well as data centre usage.

Known as Goole Freeport South the site is greenfield agricultural land and forms part of the wider Humber Freeport where businesses investing within the tax site can benefit from a series of advantages, ranging from business rate and stamp duty land tax relief, to National Insurance support designed to reduce employment costs.
