THE TWO acre site will see the construction of two warehouses of 30,200 ft2 and 22,800 ft2 which will both target EPC A+ and BREEAM Excellent ratings. Once complete, the scheme will have a gross development value of around £15m.
Located on Brindley Road, less than one mile from Manchester city centre, the site acquired earlier this year from the Landmark Group as reported by Logistics Matters, is adjacent to the Bridgewater Way arterial route and the established Trafford Park and Salford Quays areas.
Chancerygate senior development director, Chris Brown, said: “Our proposed UrbanX development will enable urban logistics occupiers to conveniently serve the expanding Manchester city centre.
“The development will also offer a Grade A opportunity to those occupiers being impacted and displaced by the widespread regeneration plans coming into effect around Wharfside and Old Trafford Football Ground’.
Chancerygate currently has around 1.41m sq ft of urban logistics space under construction or ready for development across 11 sites ranging from Edinburgh to Croydon.
Agents for the development are BC Real Estate and Savills.
