EXCLUSIVE: Warehouse redevelopment for Warrington office block
Pin Property is looking to redevelop a two storey office block in Birchwood, Warrington in the Northwest into a midbox/last mile warehouse.

THE FORMER office building known as Washington House is, according to the planning submission to Warrington Council, ‘not fit for modern office use’ and is underutilised with only a quarter of the building currently occupied and the lease expiring next year. Pin Property specialises in rejuvenating commercial properties in the UK, acting as asset managers and adapting properties to meet client needs. On this project it is working on behalf of international real estate investor Cantt Pak.
The redevelopment of the 3.34 acre site will see the construction of a 76,143.9 ft2 facility with 70,054.78 ft2 of warehouse space with 12.5m eaves and four dick and one level access door. It will have 4,154.87 ft2 of Grade A ancillary offices as well as a 1,894.45 ft2 drivers area. The building will be constructed to target BREEAM Excellent and an EPC A rating and will have 10% rooflights and a rooftop PV array.
According to planning documents the building will deliver significant socio-economic and environmental benefits. These include up to 150 construction jobs, generating around £9 million in GVA during construction as well as generating up to £300,000 a year in business rates. The site will achieve a 10% biodiversity net gaon for the site with the existing landscaping supplemented with new planting to increase screening and soften the appearance of the built form and hardstanding.
The site is well connected as it is in close proximity to the M62, M6, M56, M57 and M58. Birchwood Train Station is approximately 1.5 miles from the site and provides direct access to Warrington Town Centre, Liverpool, and Manchester.
The site is within an established employment area, adjacent to Birchwood Business Park and is allocated as an area for employment with the Warrington Local Plan (2023)
