EXCLUSIVE Tritax Big Box seeks 2 million ft2 + Cambridgeshire logistics park with pre-let already secured

Investor developer Tritax Big Box has submitted an Environmental Impact Assessment scoping report as a precursor to submitting a planning proposal for a 2.5 million ft2 plus industrial and logistics park near Box Hill in Cambridgeshire having already secured a nationally recognised parcel delivery company for the 705,000 ft2 first phase.

THE DEVELOPER is proposing a hybrid application with full planning for four units totalling 705,000 ft2 for which it says it has secured a pre-let for a new parcel distribution facility for a nationally known parcel delivery company.

In addition, it is seeking outline planning for a further 1.83 million ft2 of industrial and logistics employment space on a 304-acre site at Noon Folly Farm, adjacent to the A14 Bar Hill Interchange at Junction 25 of the newly upgraded A14, which is part of the UKs strategic road network.

Subject to planning the scheme will be brought forward in phases with phase 1 expected to start on site in Q1 2027 with first year occupation anticipated to be Q1 2028. The scheme is expected to be fully complete in 2029. It is expected that the scheme will provide between 2,500 – 3,000 full time equivalent jobs

The scheme will be constructed carbon net zero with facilities built to target BREEAM Excellent and EPC A as a minimum. The developers have said that at least 40% of the site will be open space and it said it would be aiming to achieve a minimum of 25% Bio Net Gain for the scheme which is currently mostly arable land.

A recent report by planning consultants ICENI for Greater Cambridge Shared Planning indicated that the region required some 3.4 million ft2 of logistics space over the next 15 years.

Public consultations are programmed for November with planning due to be submitted in Q1 2026.
