Prologis secures planning permission for futuristic warehouse
Developer investor Prologis has won planning permission for a future istic looking warehouse at its 7 million ft2 + DIRFT scheme in the East Midlands.

THE DISTINCTIVE rail-linked property totalling 107,000 ft2 will use a contemporary architectural approach that pushes the boundaries of logistics design said Prologis. “It will feature a glazed south-facing external balcony with full-width bifold doors, integrating the outdoors with the internal work environment to support placemaking and wellbeing.
The speculatively built building will also target EPC A+ and BREEAM Outstanding and will include LED lighting and fire alarm systems alongside optimised racking options provided by Prologis Essentials through the Prologis’ Enhanced Fit-Out programme.
Launched earlier this year, The enhanced fit out programme offers market leading “ready-to-operate” logistics facilities, saving customers time and money on design and installation of key high-level and long lead time elements. This means in effect that DC107 will come ready to operate from day one. Construction works will begin in January 2026, with practical completion and occupation available from August.
In addition to the design and fit out, the property will also include high-quality, resilient digital infrastructure to support robust and scalable connectivity targeting WiredScore Gold, with Wi-Fi installed from day one,
The facility has been designed by Stephen George + Partners (SGP) on behalf of Prologis UK. SGP Studio Director Tariq Khan, said: “This unit represents contemporary logistics design, where future proofing functionality, architectural quality and customer experience work hand in hand. Our approach focused on creating a building that not only performs efficiently but also enhances everyday wellbeing, with features helping to elevate the overall working environment.”
Prologis UK Regional Head Paul Weston, said: “With construction and planning progressing well across the remainder of Phase III, DC107 marks our first speculative development onsite for some time and is our only available building at the park. We’re planning on bringing more positive news to the market in 2026 as we build on our strong momentum.”
Currently there are three build-to-suit projects being brought forward by the developer, these include the 1.3 million ft2 build-to-suit for M&S as well as a a circa 218,000 ft2 turn key solution for online furniture company Laura James and circa 285,000 ft2 next-generation cold store and logistics hub build to suit for XPO to serve a dairy compnay contract. The £40 million XPO building – again looking futuristic -is being constructed by Benniman it is designed to hit EPC A+, BREEAM Outstanding and net-zero carbon in construction.
