Portsmouth warehouse targets occupier wellbeing
DTZ Investors have launched a new warehouse in Portsmouth aimed at enhancing occupant wellbeing and setting a new standard for warehouse space n the Southcoast.

THE REDEVELOPED Grade A warehouse as well as targeting an EPC A+ and BREEAM Excellent rating is also Fitwel enabled.
Fitwel is a global certification system that provides evidence-based strategies to improve building environments for occupant health and well-being, translating public health research into practical real estate guidelines for better asset value and performance, covering aspects like air quality, access to nature, and healthy food options. It uses a points-based system across 12 categories, allowing any building type to earn stars by implementing features that encourage physical activity, healthy eating, and social engagement.
The property known as Unit B at Railway Triangle, Walton Road, in Portsmouth was speculatively redeveloped and totals 106,605 ft2. It has 99,073 ft2 of warehousing space, 7,570 ft2 of two storey offices and is fully electric and net-zero enabled.
Designed in line with the latest Part L Building Regulations, which focus on energy efficiency, the warehouse has 2.1 MVA power supply, floor loading of 50 kN/sq m, 12m height to underside of haunch and insulated doors.
For sustainability, there are solar PV panels, LED lighting, enhanced landscaping, a VRF heating system to offices for optimal comfort and performance and leak detection technology.
Logistics and operational capability include four level loading doors, six dock loading doors and two Euro dock level doors, with yard depths 43 m to 47 m, EV charging spaces (7 kW supply each), 100 car parking spaces, plus six disabled car spaces, and cycle storage facilities.
