PANATTONI HAS acquired the 15-acre Baxters Healthcare National Distribution Centre on Salthouse Road, Brackmills Industrial Estate, Northampton for an as yet undisclosed sum.

It intends to develop a circa. 340,000 ft2 logistics unit with a GDV of £75 million on the site to be known as Brackmills 340.

Panattoni said: “The development will be built speculatively to address sustained occupier demand in one of the UK’s most established logistics markets.”

A planning application is due to be submitted in Q1 2026 with development commencing in 2028.

Panattoni Head of Development, East and West Midlands Gregg Titley said: “Panattoni Brackmills represents a rare opportunity to bring forward a prime, high-quality logistics facility in a highly constrained and undersupplied market. Its strategic location, design flexibility, and strong ESG credentials make it an ideal proposition for national and regional occupiers seeking sustainable, efficient space with excellent motorway connectivity.”

CBRE advised Panattoni.
