Massive speculative development scheme planned for Crewe
Developer Hillwood is set to speculatively develop circa.800,000 ft2 of warehouse space in three units at the emerging WestOnM6 scheme in Crewe in the Northwest this year.

THE ANNOUNCEMENT follows the sale of the first phase employment land – three serviced plots totalling 35-acres by developer Muse marking the next step in delivering the 64-acre landscape-led employment destination shaped around nature, wellbeing and long-term economic growth for Crewe.
The land, which sits within the emerging WestonM6 neighbourhood between the A500 and David Whitby Way, benefits from detailed planning consent for three high-quality logistics and industrial buildings totalling almost 800,000 ft2. Hillwood will deliver all the units on a speculative basis, building on the strong momentum already underway across the wider development.
Muse, which is currently delivering across the site, including new estate roads, utilities, drainage and a 26-acre biodiversity habitat, will continue as development managers of infrastructure for Hillwood, supporting the long-term WestonM6 masterplan and its integration of landscaping, habitat creation and high-quality public spaces. The emerging employment neighbourhood combines modern workspace with green space and active travel routes, whilst the acquisition signals confidence in Crewe’s growth as a strategic hub for innovation, manufacturing and logistics, strengthened by exceptional connectivity near Junction 16 of the M6.
The development known as Hillwood Park Crewe will be one of the largest speculative industrial development schemes in the UK next year and with a total capital investment of over £100 million.
Phase Two of the wider 1.3 million ft2 WestOnM6 masterplan, which benefits from outline consent for a further 447,298 ft2 of warehouse space, is being brought forward by MUSE early next year.
The scheme has the potential to create 2,900 new jobs upon completion. It has been designed by Aew Architects with CW Studio as the landscape architect. Avison Young advised on planning. Letting agent is B8RE.
