Indicative proposals revealed for former Brackmills Coca Cola site

Royal London Asset Management Property has submitted an Environmental Impact Assessment for its recently acquired  site in Brackmills giving indicative development proposals for the logistics scheme.

ALONGSIDE DEVELOPER partner Graftongate, RLAM  is looking to demolish the existing circa.340,000 ft2 former Coca Cola bottling premises and erect up to 1.275 million ft2 of industrial and logistics space in either one, two or three industrial warehouse units up to 33m in height on the 54 acre site which it acquired in September last year as reported by Logistics Matters.

These units will be accompanied by office accommodation, ancillary facilities, external yards, parking facilities and site infrastructure upgrades. In addition, green and blue infrastructure will also be delivered as part of the Proposed Development..

The layout has been carefully designed to respond to the Site’s landscape context, retaining and enhancing existing boundary vegetation, including tree lines and hedgerows. Lighting will be sensitively designed to minimise light spill and protect the character of the night-time landscape.

Access to the Proposed Development will be achieved via the existing access road connecting directly to the Gowerton Road roundabout, providing two lanes for entry and one for exit to accommodate HGVs and general traffic. 

Should planning  progress it has been assumed that construction of the Proposed Development would take up to approximately 18 months to complete.
