Plans for a 1.1 million ft2 warehouse scheme in Worcestershire submitted

Merton College Oxford and Brighton STM Developments formerly the residential arm of St Modwen properties, have submitted outline plans for the development of 1.1 million ft2 of industrial and logistics space on the employment zone of their overarching Woodhall Neighbourhood scheme in Worcestershire.

THE SCHEME known as Woodhall, is part of the broader Worcestershire Parkway development, and is proposed to be a vibrant neighbourhood of up to 1,250 dwellings. It will include a primary school, community and local services, and approximately 72.6 acres of employment land, all structured around active travel routes connecting to the Town Centre, Parkway Station, and neighbouring areas.

The greenfield site is strategically located on the western edge of the neighbourhood, close to Junction 7 of the M5 motorway. It benefits from excellent connectivity via existing public rights of way and public transport services.

An indicative masterplan for the scheme envisages four units of 64,895 ft2, 73,550 ft2, 112,117 ft2 and 649,268 ft2 with the largest  building, Unit 4, having a separate gatehouse and transport office of 6,297 ft2  with a further 193,858 ft2  of mezzanine space. The scheme will target BREEAM Excellent and an EPC A rating and will be brought forward in phases. It is currently envisaged that construction will commence in 2027. Arounf 36.4% of th site will be given over to green infrastructure.

The proposals were first brought forward in 2021.

It is forecast that the standalone industrial and logistics park would create approximately 1,650 on-site jobs. There is also expected to be 2,298 net additional jobs as a result of the development.
