Bracknell office to industrial scheme wins planning consent

Investor Blue Coast Capital and developer Jansons Property have won planning consent  for the former Dell headquarters in Bracknell to be redevelopment as a multi unit logistics and industrial scheme spanning some 142,433 ft2.

THE PARTNERSHIP said that the ‘move signals growing momentum in the conversion of redundant office stock into high-spec logistics floorspace’ in the UK – particularly the Southeast.

The 8.1 acre site, formerly occupied by the headquarters of Dell Technologies (86,398 ft2 of outdated office accommodation) is being repositioned in line with the partnership’s strategy to acquire under-utilised out-of-town office estates and redevelop them for B2/B8 uses

Demolition has now completed, and the scheme is targeting Practical Completion in Q2 2027.

Jansons Property Managing Director Andy Jansons said: “This is a great example of what we do – take tired office sites that no longer work and turn them into high quality logistics space that the market requires. Bracknell is a strong location with very little modern supply, and this scheme allows us to unlock real value while delivering sustainable, future-ready buildings.”

The planning approval covers a 142,433 ft2 of new build B2/B8 accommodation, comprising three units ranging from 15,782 ft2 up to 72,672 ft2.

With demolition completed, and a Practical Completion date now mapped for Q2 2027, the site is also being designed to achieve BREEAM Outstanding and EPC A. Sustainability and future proofing initiatives will be incorporated into the development, and include PV panels, EV-charging infrastructure, extensive cycle parking, and a dedicated cycle path. In addition, 98% of demolition arisings have been diverted from landfill. A high proportion of this material is being crushed and reused during the next stage of construction.
