Proposed Cambridge logistics park to double in size
Lolworth Developments, part of Kuwait-based real estate group Salhia, has nearly doubled the size of its proposed industrial and logistics scheme in Cambridgeshire, East Anglia to total 2.475 million ft2 following a draft allocation of up to 2.58 million ft2 for the site through the emerging Greater Cambridge Local Plan (GCLP) earlier this year.

THE NEW floorspace is an increase of 1.16 million ft2 over the previous proposal which originally indicated that the site known as Cambridge 25, would provide up to 1.33 million ft2 space built to BREEAM Excellent and an EPC A rating, alongside community and amenity areas and a nature park, providing some 1,200 new jobs.
The developer is now pursuing a consultation and has submitted a new Environmental Impact Assessment application to South Cambridgeshire Council for the scheme which lies to the south of Junction 25 of the A14 between Bar Hill and Northstowe and adjacent to the 2.5 million ft2 logistics scheme proposed by Tritax Big Box development.
A third scheme known as Newlands Park Cambridge is being brought forward by Newlands Developments and involves a 220-acre site at Junction 24 – the Swavesey Interchange – just north of the Cambridge Service Station, which it said could deliver 1.6 million ft2 of industrial and logistics space providing over 2,100 full-time jobs and a new dedicated lorry park.
Lolworth Developments said the revised scheme at Cambridge 25 would not materially change its decision to provide a Nature Park (alongside other strategic landscaping across the Proposed Development) that would be used to achieve and exceed the 20% BNG targets set by the council and will wholly comprise green and blue infrastructure. The blue infrastructure will include attenuation ponds, reed beds, and swales. A network of footpaths will be created through this land parcel. connecting the Site to the wider area.
The development will comprise a range of employment units specified and proportioned to meet employment needs in a sustainable and well-connected location. It will also comprise a range of supporting community and ancillary uses.
It is currently anticipated that enabling work on the Site will start in Autumn 2027, with construction work starting in Autumn 2028. Construction of the Proposed Development could be completed by the end of 2029. This programme is indicative, and full completion will be guided by market requirements. This is the same as in the previous proposal. The strategic Green Infrastructure (GI) (including the nature park) would be implemented in parallel with the first units currently planned from Autumn 2028.

“It was an important and significant decision to allocate the whole of our site in the emerging new Greater Cambridge Local Plan, and we are naturally delighted to see the councils’ evidence-led approach recognising the suitability of the site.
“As a consequence of this draft allocation, we are now bringing forward a revised and more extensive masterplan which includes development on both sides of the bridleway. “
These revised plans will help meet an identified need for employment floorspace in Greater Cambridge. The latest masterplan also reflects feedback received from the autumn 2025 consultation. Additional features of the 2026 plans include providing large HGV yards with significant HGV parking bays to meet requirements of each operator, community ‘hub’ facilities in the amenity block, public WC facilities in the nature park and better walking and cycling connections as well as more structural landscaping and tree planting.
