Spice merchant takes Ipswich warehouse

Food company Exotic Foods has acquired two unit at Hillwood’s Access @ Eastern Gateway scheme in Ipswich, Suffolk.

THE EXPANDING company specialises in hot chilli sauces and Ghanaian corn dough and is relocating from Needham Market. It has purchased the freehold interest of Unit 6B for its own occupation and a private investment vehicle has purchased the freehold interest of Unit 6A which was let last year to Yardminster, part of the Marriott Motor Group (trading as TPS, supplying genuine Volkswagen parts across Suffolk) on a 15 year lease.

Unit 6A totals 12,897 ft2 and Unit 6B 18,233 ft2. They have been built to achieve BREEAM Excellent and EPC A rating.

Access @ Eastern Gateway is located directly adjacent to Junction 54 of the A14 and approximately two miles west of Ipswich town centre.

Only Unit 4 remains available measuring 52,491 ft2 which benefits from 12m clear height, secure gated yard, five dock and one level access door, 56 car parking spaces and a 350 kVA power supply.

Unit 4 is being marketed jointly by Savills, LSH and Penn Commercial.
