EXCLUSIVE: Chinese logistics specialist secures first UK site
Shanghai based investor and asset manager Mit-Log has emerged as the Chinese entity behind the acquisition of Clowes Development’s 540,000 ft2 two unit development at Dove Valley Park in Foston, East Midlands and is looking to develop more than 3 million ft of warehouse space in the UK in the next three years.

MIT-LOG UK Investment Management, a subsidiary of Chinese industrial and logistics specialist investor developer Mit-Log Holdings, announced earlier this month that it had secured planning on the site for the two units totalling 540,000 ft2 from the Local Authority and that this ‘marks the company’s first development project in the UK and represents a key milestone in its European expansion’.
Mit-Log UK, which was incorporated in the UK in November last year, said its UK platform is designed to address the growing warehousing needs of Chinese enterprises expanding into the European and UK markets. At the same time, it aims to integrate and serve local client bases in the UK.
“We will focus on serving Chinese clients operating in sectors such as cross-border e-commerce, automotive and spare parts, home furnishings, and consumer electronics, while also actively identifying and responding to demand from local UK market participants.”
The company had been preparing the ground for a UK holding for two years. It has ambitious plans looking to develop approx. 3.23 million ft2 of institutional logistics space cantered on actual customer requirements in key logistics hubs across the UK over the next three years.
Construction at Dove Valley Park is scheduled to commence in July 2026, with completion and operational launch targeted for Q2 2027. It said: “Upon completion, the project will deliver institutionally acceptable, modern logistics facilities designed to support the operational needs of cross-border e-commerce and related supply chain occupiers in the UK.”
It is thought that the larger of the two units soon to be under construction has already secured and occupier of a Chinese ecommerce company.
Mit-Log Uk noted: “Within the UK’s core logistics corridors, there remains a structural undersupply of high-quality warehouse space, particularly facilities capable of accommodating the operational requirements of cross-border e-commerce platforms.”
