PLP snaps up 29-acre Severn Trent site in West Midlands
Logistics developer and investment manager PLP has acquired the 29.43 acre Longbridge Warwick site from Midland Land Portfolio (MLPL), the property development arm of water company Severn Trent.

THE SITE, which was surplus to requirements, was sold with outline planning permission for up to circa 343,830 ft2 of industrial and logistics space on a 21.68 acre plot after securing planning permission in 2024.
The 7.75 acre balance of the site not subject to 2024 planning permission remains allocated in the adopted Warwick Local k and is considered suitable for a range of B1/B2/B8 Class uses.
It has been reported in GreenStreetNews that PLP are considering bringing forward a larger scheme of some 440,000 ft2 which will incorporate the 7.75 acre site balance.
The development site adjacent to Junction 15 of the M40 motorway, opposite Tournament Fields Business Park.
Harris Lamb was sole agent acting on behalf of the seller for the site.
It is the second major logistics site PLP has acquired in the Midlands this year. In January Logistics Matters reported that the developer secured acquired a 65-acre development site with frontage to the M1 immediately adjacent to Junction 27 of the M1 motorway at Sherwood Business Park, Nottingham.
PLP Nottingham will deliver a three-unit scheme totalling 700,000 ft2 across three buildings, 69,000 ft2, 172,000 ft2 and 459,000 ft2. Construction will commence in June 2026 with completion targeted for Q3 2027. Joint agents are Savills, Avison Young and Apex Real Estate Advisors.
