THE WAREHOUSES will sit on a 40.62 acre infill plot previously used as a construction compound for Magna Park South and originally earmarked for HGV parking and a training centre. The HGV parking development has been provided elsewhere within Magna Park, with the facility currently under construction.
The proposed development will provide up to 753,473 ft2 of industrial and warehouse space in two units of 467,584.27 ft2 and 285,835.64 ft2 with the larger unit having a max eaves height of 24.5m and the smaller 21.5m.
According to a Environmental Impact Assessment (EIA) Screening Request submitted by ICENI Projects on behalf of the developer in January this year, construction is expected to be phased, with works for Unit A and B commencing in Q3 2026 and taking approximately one year – subject to planning permission. The facilities would be fully completed and operational in 2028, with Unit A expected to be operational by Q1 2028 and Unit B by Q2 2028.
The Site is currently accessed to the north via Coventry Road (A4303), which connects to an internal access road serving vehicles and pedestrians along the northern boundary of the Site.
Last month Logistics Matters broke the news Marq Logistics was seeking to extend its 16 million ft2 UK flagship industrial and logistics scheme Magna Park Lutterworth by a further 3.23 million ft2.
