Developer plots much needed small warehouse units for Ipswich

Port One logistics park landlord Curzon de Vere is plotting a small warehouse  units at its Port One Business and Logistics Park near Ipswich in the East of England.

HAVING SECURED planning approval for a 102,000 ft2 facility on Phase One Plot 14  this month, it is now pursuing a change to plans for Plot 15 where it intends to bring forward 15 small/midbox units instead of a single 80,000 ft2 facility.

The Plot 14 unit which adjoins Plot 12 will consist of a single unit  with 72,765 ft2 gross floorspace with 25,590 ft2 of mezzanine plus a two storey offices totaling 3,000 ft2. It will have 18m eaves, 10 dock and one level access door.

Meanwhile reserved matters planning submissions for Phase2 Plot 15 will see 15 small units ranging from 1,950 ft2 to 24,778.5 ft2 with eaves from 8m – 15m

In planning documents Curzon de Vere said: “There is a need that is not currently being met at Port One , or any other commercial development in the region,  for small units suited to  local firms  that need to relocate and grow.

The proposal will provide  a variety of units  that will increase the commercial base  and flexibility of Port One. They are designed  to meet the needs of both existing local firms and start ups with the hope  that once established  and successful tenants  will look to larger units  on Port One as they continue to grow. In this way Port One can  generate demand for the larger units  from it own tenant base.”

All the properties are being built to target BREEAM Very Good and EPC A ratings.

Port One is located within the Freeport East Zone which offers occupiers  tax benefits, customs facilitations and enhanced trading opportunities.
