Plans for circa 2.5 million Cambridge industrial and logistics scheme submitted
Lolworth Developments, part of Kuwait-based real estate group Salhia, has submitted an outline planning application for its 2.475 million ft2 industrial and logistics scheme in Cambridgeshire, East Anglia.

PLANS FOR Cambridge 25 at Junction 25 of the A14 seeks permission to create a high-quality, landscape-led employment park which would provide space for new and expanding businesses as Greater Cambridge grows.
The application was nearly doubled the size of following a draft allocation of up to 2.58 million ft2 for the site through the emerging Greater Cambridge Local Plan (GCLP) earlier this year.
Lolworth Developments Development Director Graeme Cosgrove said: “Everyone wants to see the Greater Cambridge area continue its record as a place with a strong economy, high standards of living, attractive green space, and opportunities for people to live well.
“Cambridge 25 has the potential to provide around 2,900 new jobs near to existing and growing communities like Oakington, Northstowe, Bar Hill, Longstanton and Eddington, thinking sustainably and long-term about the best way to connect and deliver successful growth in the decades to come.
“Our plans are informed by some really helpful engagement with South Cambridgeshire District Council, local communities and stakeholders at all levels. They’re better for it and we’re grateful to everyone who has contributed and shaped the scheme.

Cambridge 25 has been designed for business occupiers across a mix of commercial sectors including logistics, advanced manufacturing, and mid-tech. It will have a community hub, café and a range of ancillary uses ensuring that it benefits from real character and place-making design principles.
At 2.45 million ft2, the additional floorspace is an increase of 1.16 million ft2 over the previous proposal, which originally indicated that the site, would provide up to 1.33 million ft2 space built to BREEAM Excellent and an EPC A rating, alongside community and amenity areas and a nature park, providing some 1,200 new jobs.
The scheme is one of three in the area which also incudes the adjacent 2.5 million ft2 logistics scheme proposed by Tritax Big Box development and a third scheme known as Newlands Park Cambridge being brought forward by Newlands Developments and involves a 220-acre site at Junction 24 – the Swavesey Interchange – just north of the Cambridge Service Station, which it said could deliver 1.6 million ft2 of industrial and logistics space providing over 2,100 full-time jobs and a new dedicated lorry park.
The two rounds of public consultation for Cambridge 25 took place in autumn 2025 and spring 2026. The developer said that the local communities’ feedback helped shape the scheme, through ideas for the nature park to the strengthening of tree belts and planting, and the submission generally.
Assuming the outline application is approved, it would be followed by future ‘reserved matters’ applications ondetailed design and all being well, the development programme envisages initial works to start on site in autumn 2027, with main construction commencing in 2028.
