Venture capital seeks to link logistics software and warehouse property
One of the largest property companies in the world Prologis has entered into a partnership with a consultancy Fulfillment IQ to accelerate AI adoption and automation across the supply chain.

THE PARTNERSHIP expands upon Prologis Ventures’ initial investment in Fulfillment IQ to support the development of purpose-built technology solutions for warehouse operations, supply chain optimisation and automation advisory services.
This could be seen as an extension of the Prologis Essentials offering, through which Prologis manages the fit out of warehouses with racking, forklifts etc through partnerships with specialist suppliers.
The partnership with Fulfillment IQ will seek to address the implementation of AI and automation in warehouse operations.
The companies say ‘co-build technology with operators is a structurally new model, not seen before at this scale. Automation creates value for users and owners, and as logistics buildings become more technology-enabled, it increasingly shapes how space is used, how energy is managed and how lease terms are negotiated’.
This partnership is designed to help warehouse occupiers bridge any gap to a tech-enabled warehouse.
Will O’Donnell, managing director and head of global corporate development and growth for Prologis, said: “Our customers are navigating the convergence of AI, automation and increasingly complex supply chains. Fulfillment IQ combines deep operational knowledge with the ability to build technology that solves real warehouse challenges. That is exactly the kind of customer-focused innovation the logistics industry needs.”
Ninaad Acharya, CEO of Fulfillment IQ, added: “The next generation of logistics technology won’t be built by software companies looking in from the outside; it will be built by teams who have spent years solving problems inside the warehouse. This partnership with Prologis gives us the scale and reach to turn that conviction into products that transform how the industry operates.”
