L&G Investment Managers, acting as asset manager for pension fund BMW (UK) Trustees, submitted a hybrid planning application in February this year for the demolition and redevelopment of the 7.95 acre site on the Ocean Estate, as either a midbox industrial and logistics facility or a data centre and securedĀ planning approval for both earlier this month.
Proposals for the 177,852 ft2 midbox facility envision a BREEAM Excellent carbon neutral in operation warehouse with 161,103.45 ft2 of warehouse space with 20 dock and four level access doors served by a yard with parking for 20 HGVs. In addition the property would have 16,748.64 ft2 of two storey office space.
It is noted the planning documents that the industrial and logistics warehouse option would provide more employment: 156 vs 51 jobs.
