Funding jump starts speculative warehouse developments
Funding to the tune of some £76.4 million is set to jump start two speculative warehouse development in Luton and London.

AFFINIUS CAPITAL has agreed a development financing facility with Hillwood Investment Properties for two ground-up logistics developments in the UK totalling approximately 329,659 ft2 of modern warehouse space.
In Luton, a 286,000 ft2 scheme of eight units across five buildings known as Hillwood Park Luton is to be brought forward while in Canning Town a single warehouse of 43,659 ft2 is planned with GOYA Developments.
Both developments are being delivered speculatively to institutional specification and are targeting BREEAM Excellent certification.
Joint agents at Canning Town are BTG Eddisons, CBRE and Levy Real estate, while agents at Luton are CBRE and DTRE.
Hillwood Investment Properties Director of Debt Markets Armin Senoner, said: “The UK remains a core market for Hillwood, and Luton and Canning Town reflect our strategy of pairing large-scale distribution with well-located urban last-mile logistics. This finance facility gives us the platform to deliver both schemes to a high institutional standard, and we look forward to progressing our wider UK pipeline in the months ahead.”
