Two logistics schemes get the go ahead in Warrington

Two logistics schemes totalling some 900,000 ft2 + have secured planning permission for development in Warrington on the Northwest.

BANKFOOR APAM on behalf of land owner CapitaLand has secured planning for the redevelopment of a 14-acre site on Hawley Lane to provide a 295,000 ft2 four unit midbox  industrial and logistics scheme to be known as Warrington Works, while Panattoni  and Mitsui Fudosan have been granted planning approval for their 675,000 ft2 redevelopment of the Hardwick Grange industrial complex in Woolston.

The Warrington Works scheme will see the 395,000 ft2 outdated former Great Bear industrial building on Hawley Lane demolished and new units ranging from 50,000 to 100,000 ft2 will be developed speculatively targeting BREEAM Excellent.

Bankfoot APAM is delivering the project alongside AEW Architects, Savills, Rihbell, HTS, CWC, Pegasus Group and Urban Green. Knight Frank and DTRE have been appointed as joint letting agents.

Planning for the 29.5 acre former Morrisson’s facility at Hardwick Grange was submitted by developer Panattoni and Japanese investor Mitsui Fudosan in February this year following its acquisition in 2025 for £26.3 million in November 2025.

The scheme, to be known as Panattoni Warrington 675, envisages a single speculatively built 675,093 ft2 cross dock facility consisting 632,993 ft2 of warehouse space with 18m eaves and 40 dock and four level access doors on the northern elevation and 36 dock and four level access doors on the southern elevation served by a 50m deep yard, in addition to a three storey Grade A office totalling 22,864 ft2 with a 8,194 ft2 under croft. The facility will be constructed carbon net zero and will target a BREEAM Outstanding and EPC A rating with office aiming for an EPC A+ rating.
