Plans submitted for a £340 million industrial and logistics scheme in Northampton

Royal London Asset Management Property has submitted plans for up to 1.26 million ft2 of industrial and logistics space with a Gross Development Value of £340 million in Northampton.

THE PROPOSALS for the 54-acre former Coca Cola site on the Brackmills Industrial Estate which it acquired in September 2025  for £50+ million, could see the development of two large units totalling 1.26 million ft2 of industrial and logistics space.

The development forms part of Royal London Asset Management Property’s strategy to expand its industrial and logistics portfolio through the creation of best-in-class assets in locations. The firm currently has £3.5bn invested in industrial and logistics assets across the UK.

Graftongate will act as development manager on the scheme, to be known as Brackmills Logistics Park.

Logistics Matters reported on the sale of the former COCA COLA & Schweppes Beverages site to RLAM last year. Coca Cola bought the site in the 1990s for a state-of-the-art bottling facility which closed in 2023. The site with its 312,000 ft2 bottling facility was then let on a short term lease and the site itself plus additional land totalling 54-acres was put up for sale in May 2024. Sale details described the site a ‘super prime development opportunity’.

It is believed there were a number of developers and investors interested in the site and that bidding was fierce.
