Planning secured for midbox warehouse in West Midlands
Pan-European logistics owner and developer Logicor has secured detailed planning permission for a midbox warehouse on a site in Smethwick, West Midlands.

THE DEVELOPMENT, known as Logicor Spring 89, totals 89,052 ft2 and boasts 72,633 ft2 of warehouse space with 12.5m eaves and nine dock and two level access doors served by a 50m yard with parking for 11 HGVs. The property also has 9,360 ft2 of Grade A office space and a 7,058 ft2 undercroft.
Logicor Spring 89 has been designed to reduce operational costs while supporting occupiers’ ESG ambitions. Targeting EPC A+ and BREEAM ‘Outstanding’, the building incorporates rooftop solar PV, LED lighting, EV charging infrastructure, enhanced landscaping and biodiversity measures to create a highly efficient and future-focused workplace.
The PV system is designed to generate 13.32 kWh/m², equating to an annual saving of 119,880 kWh—or approximately £35,964 at a £0.30/kWh tariff—based on a GIA of circa 9,000 m².
It is located immediately off Junction 1 of the M5 motorway, Logicor Spring 89 and offers 1,250kVA of power capacity.
This is the first development of this size to be developed by Logicor and is in response to the increasing demand for mid-box space in the Midlands.
Construction is now underway with practical completion due 2027. The property has a large amenity area and will deliver 34 new trees, 216m of hedgerows and 28% Biodiversity Net Gain, supporting both the natural environment and the wellbeing of those who will work at the facility.
This milestone for Logicor Spring 89 follows a run of recent UK development activity for Logicor, including planning consent for Logicor Park Bardon, a 557,000 ft2 scheme in Leicestershire, and the record leasing of Logicor Park Daventry, a 800,000 ft2 scheme on a 25-year lease to Farmfoods earlier this year.
