PROPOSALS FOR the development, submitted to Rugby Council, envision a nine unit scheme with a built footprint of circa.1.24 million ft2 with a maximum floorspace including mezzanines of around 1.507 million ft2 located on a 91.3 acre plot known as Coton Park East.

A hybrid application was put forward in August for the development of storage and distribution units(B8), general industrial units (B2) and industrial units (E(g)(iii)); service yards and parking areas; school sports pitch and recreation provision and associated facilities. An indicative masterplan indicates 5 large units ranging from 92,200 ft2 to 547,9000 ft2 as well as a terrace of four units  ranging in size from 12,000 – 18,400 ft2 with eaves heights from 8m to 24m, built to target BREEAM Excellent and an EPC A rating.

The majority of the site is currently an undeveloped greenfield site which comprises of a mixture of fields, existing hedgerows, trees and pathways.

Coton Park is located to the north of Rugby with good access to the town centre and the wider strategic road network via the A426 and the A5, with Junction 1 of the M6 motorway approximately 1 mile drive to the north-west.

AC Lloyd previously sought up to 475 homes on the site in 2020.

Panattoni is currently developing a 500,000 ft2 plus warehouse in Coventry, two junctions down the M6 motorway, known as Panattoni Park Coventry.
