Speculative warehouse scheme started in Derby

Developer Hortons has stared construction on the first phase of a 271,500 ft2 industrial and logistics development at Sinfin Commercial Park in Derby.

PHASE ONE will see the speculative development of 121,500 ft2 of accommodation close to the Rolls-Royce Sinfin campus, with direct access to the A50 and fast links to the M1 motorway.

Buildings are designed to achieve EPC A and will incorporate photovoltaic solar panels and electric vehicle charging, alongside new estate-wide roads and infrastructure to service the development.

Amphion Construction has been appointed contractor and the first phase is scheduled for completion in August 2027. The project team includes Align Architecture, OES Consulting and PMP Consultants.

Hortons acquired Sinfin Commercial Park in 2023 as part of its strategy of investing in, regenerating and developing established industrial and logistics estates. Over the next three years, the company plans to complete the phased development of up to 17 new light industrial and logistics units on the 23-acre estate, ranging in size from 5,000 ft2 to 70,000 ft2.

The scheme has a GDV of £45 million and is the largest development Hortons has delivered so far. It has recently completed the redevelopment of Unit F at Sinfin, a 63,297 ft2 industrial and warehouse building, which is now available for occupation.
