THE SITE which totals some 46 acres was secured on a land promotion and development agreement in January this year as reported by Logistics Matters and is located off Dockham Way close to DIRFT.

The proposed development is one of three totalling 175 acres being brought forward by Stoford Gallan in the area.

So far Stoford Gallan has submitted an Environmental Impact Assessment Scoping request to West Northamptonshire Council within which it has expressed its intention to ‘submit an outline planning application, with all matters reserved except for primary access, for the development of up to [505,903.79 ft2] 47,000 sq m GEA of Use Class B8 storage and distribution floorspace, together with ancillary offices, transport offices, gatehouses, parking, landscaping, drainage infrastructure, earthworks and associated works’.

The development zone totalling 22.8 acres is less than half the total site and it is the intention that the remaining land will be undeveloped comprising landscape infrastructure, ecology areas, drainage features and open space.

The development would see buildings with 18m eaves built to the highest sustainability levels possible. Access to the Site will be taken from Dockham Way.

The site immediately adjoins the established Crick Employment Area, home to a range of local, regional and national occupiers including Costco and Inspired Pet Nutrition. In addition, approximately 262 acres of land immediately north of the Site is proposed for allocation as an extension to DIRFT (DIRFT IV) through the emerging West Northamptonshire Local Plan. DIRFT has expanded through successive phases (DIRFT I, II and III) and, with DIRFT IV now proposed by Prologis.

Stoford and Gallan are working with Wallis Real Estate who represented the landowners to secure planning permission.
