Former Amazon warehouse set for six figure refurbishment

A 247,894 sq ft distribution warehouse in Doncaster previously occupied by Amazon is set for an extensive six-figure refurbishment programme, through Lothain Pension Fund.

DONCASTER 246, located on First Point Business Park, will be fully refurbished to deliver high-spec, energy-efficient accommodation to include: 20 dock level access doors; 118 car parking spaces; warehouse lighting; 50 kn floor loading; 50m secure yard; 27 trailer parking spaces; base capacity 420 kVA (previously upgraded to 2MVA); four ground level loading doors; gatehouse; two storey offices and a sprinkler system.
It is available to let and will provide high quality industrial and distribution space at Junction 3 of the M18 motorway with occupation available from Q2 2027.

Lothian pension Fund asset manager Lisa Pollock, Asset said: “Doncaster 246 is a prime example of our strategy to refurbish and reposition industrial and distribution property in key regional markets. By investing significantly in the site, we’ll create a high-quality unit that will appeal to both local, regional and national occupiers seeking accommodation with immediate access to the motorway network. “The facility offers much-needed, large-scale, good quality industrial and warehouse space and the extensive refurbishment meets occupier requirements, providing good eaves height, fitted offices and energy-efficient lighting.”

According to the Office for National Statistics (ONS), the rapidly growing logistics sector in Doincaster has an economic output of £653 million and employs 36,000 people across South Yorkshire. The value of the logistics sector to South Yorkshire is 1.56 bn.
