THE DEAL comes hot on the heels of the announcement that the acquisitive 3PL secured two units totalling circa 350,000 ft2 at Dove Valley Park at the beginning of the month.
These deals plus three other transactions reported by Logistics Matters so far this year bring the total let to Super Smart Services to 2.16 million ft2.
In August it was reported that the 3PL had taken Barwood Capital’s 362,289 ft2 Nottingham 360 warehouse on Firth Way, Nottingham, while in in June it had secured year Evans Property Group’s 206,161 ft2 Link 205 warehouse at Fradley Park. Logistics Matters reported in April that the company had pre-let Indurent and PLP’s 644,900 ft2 M1XL warehouse for a contract with SHEIN.
MPC2 is one of the larger acquisitions the 3PL has secured. The cross docked facility boasts 613,779 ft2 of warehouse space with 18m eaves as well as 67 dock and eight level access doors served by two yards of 55m and 60m yard with parking for 228 HGVs. It has two hub offices of 7,492 and 7,427 ft2 as well as a dedicated 215 ft2 gatehouse. It has 28,804 ft2 of Grade A two storey offices.
MPC2 was completed in November 2023 and was originally let to modular home manufacturer Top Hat but was never occupied. It secured a BREEAM Outstanding and EPC A rating – putting it into the top 1% of BREEAM assessed industrial buildings in the UK.
BREEAM certification is awarded on a scale that reflects the level of environmental performance achieved by buildings. BREEAM Outstanding which requires a minimum score of 85%, is the highest rating achievable.
Joint agents were Savills and M1 Agency.
Marq Logistics could not confirm the lease of the unit to Super Smart Service but have said that the property has been let to ‘a major international e-commerce fulfilment and logistics provider serving cross-border businesses and UK online retailers’.
The company under its Cirro Fulfilment banner has been recruiting warehouse operatives in the exact area recently.
This deal follows several other large leasing agreements by Marq Logistics this year including the 761,361 ft2 Bleckmann letting at Magna Park North Lutterworth in April.
The latest deal demonstrates the ongoing occupier demand for large-scale, strategically located logistics facilities across the UK.
Marq Logistics UK Managing Director Bruce Topley, said: “We are delighted to complete yet another significant leasing as we accelerate our momentum in the UK, a key market in which Marq Logistics Magna Park Corby stands out as a go-to location for large logistics operations.
“MPC 2 offers the scale, connectivity, and operational strength required to support the growth ambitions of both national and international businesses across a range of sectors. Looking ahead, we are fully focused on capturing the opportunities presented by deep occupier demand for high quality, sustainable logistics space across the UK.”
