Such is the demand for small to midbox space in the southwest that regional developer Summerfield Commercial report that half of its latest development has been pre-sold before practical completion.

THE DEVELOPER is building twin terraces consisting of 16 industrial units at its Westpark 26 Business Park in Wellington, Somerset, and has pre-sold eight units with a further three additional units currently in solicitors’ hands for letting, subject to contract.
Of the eight units sold, four have gone to investors and four to Data Comms Direct and its subsidiary Integra PDU, a business already on Westpark 26, that is looking to expand.
Summerfield Commercial’s commercial director Ben Trickey, said: “The fact we have sold half the units before they are finished is a positive sign that we are pitching our developments about right for the current market, which is clearly focused on quality, energy efficiency and flexibility of use.
“Alongside the pre-sales, the fact that a further three units are now in solicitors’ hands for letting also gives us confidence that there is healthy demand for the right type of space in the right location.”
In its latest In Depth Focus on the Small to Midbox warehouse market due to be published shortly Logistics Matters reports that available small to midbox space across the UK is on woefully short supply and that for developers there is a “Field of Dreams’ element in the market whereby if developer build it occupiers will take it.
JLL’s most recent small to midbox research out last week notes that pproximately 2 million ft2 of new space was taken up across GB in Q3, bringing total take-up over Q1-Q3 2026 to 5.1 million – 53% higher than over the same period in 2025.
Letting Gwent for Westpark 26 is Alder King.
