Frasers Group secures site

FRASERS GROUP has paid £53.5 million for a 278-acre site near Ansty in Warwickshire following planning approval for its global headquarters and logistics site in December 2024.

Rugby Council gave the go ahead for the 4.26 million ft2 global headquarters and logistics campus at a planning meeting on 18th December 2024 and the sale of the land by Harworth Group, which had been subject to planning approval, was concluded on Christmas Eve.

As reported by Logistics Matters  the proposals on the greenfield site, which is is adjacent to Junction 2 of the M6, connecting to the M69, envision a campus style scheme made up of head office and distribution/warehouse facilities, concept retail Research & Development, as well as onsite accommodation including a hotel and halls of residence, a nursery, supplier offices in addition to sporting and recreation facilities, and a helipad. There will also be substantial landscaping and ecological enhancements.

The logistics element of the campus will see the development of five BREEAM Outstanding facilities ranging in size from 250,000 ft2 to 1.2 million ft2 with up to 234,000 ft2 of dedicated to office space.

The scheme has been designed by EDEN Project architect Grimshaw. 

Harworth first acquired an interest in the site in October 2019, before undertaking further land assembly over the next two years.

Frasers Group has estimated the operational jobs created by the scheme to be a net gain of 7,680. This is in addition to an approximate average of 480 full time equivalent (FTE) jobs over the course of the six-year construction period.

The proceeds of £53.5 million sale will be invested into infrastructure works and development across Harworth’s 9.6m sq. ft. consented Industrial & Logistics pipeline.
