More offices to warehouses proposed

News just in of yet another office to warehouse scheme in the Southeast with Wrenbridge and Fiera Real Estate purchasing the former Wood Plc offices at Shinfield Park, Reading in an off-market transaction to redevelop as a Grade A mid box/urban warehouse development.

THE DEVELOPMENMT duo intend to replace the 285,000 ft2 obsolete 1980s ‘brutalist’ office buildings, originally built for the County Council, with six state-of-the-art logistics units totalling 225,000 ft2.

The scheme made up of units ranging between 20,000 ft2 and 88,000 ft2 are being designed to complement the mature, landscaped setting of the site will be built to target BREEAM Excellent and EPC A+ ESG credentials.

It is expected to have a GDV of c.£75 million. 

Shinfield Park is located in a prime spot just South of Reading’s centre. The development will be situated one mile from J11 of the M4 as well as being less than 30 minutes to J15 of the M25.

The M4 corridor is experiencing considerable rental growth and the demand for mid-box logistics units is very high. Wrenbridge Chief Executive Ben Coles, said: “We are delighted to have completed another prime logistics acquisition backed by Fiera. Another brilliant location that we believe will attract occupiers out of London to pay some sensible rents.”

The dynamic duo has secured sites in Hemel Hempstead, Hayes Waltham Cross and Heathrow,  as well as recently in Stevenage where it secured a 5 acre site on Pin Green Industrial Estate in an off market transaction, which will bring forward a single logistics facility measuring 120,000 sq ft.

The £40 million scheme will be specified to EPC A and BREEAM Excellent, will have 10 dock levellers and two level access doors and offer 12.5m internal eaves
