Skelmersdale shed planning win

Developer HBD, part of Henry Boot, has secured planning for a 245,000 ft2 warehouse in Skelmersdale, in the Northwest.

THE SINGLE UNIT development, which has a £37 million GDV, will be developed on a 10-acre site acquired by HBD in 2021. Planning was submitted in late 2023.
Totalling 245,040 ft2 the building will be built net carbon zero targeting BREEAM Excellent and EPC A + rating. It will be known as Two45 Skelmersdale.
It will be ready to occupy in Q1 2026 and will include 230423 ft2 of warehouse space, 11,625 ft2 first floor Grade A offices and a 1,001 ft2 transport office. It will have 15m eaves, a 50kn/m2 floor loading, 18 dock and three level access doors parking for 189 cars and 29 HGVs. It will have a minimum 1.5 MvA allocated power load.
HBD, Managing Director Ed Hutchinson said: “Grade A industrial and logistics space remains constrained in prime locations, so it’s positive to be able to bring TWO45 forward. We have seen strong interest from occupiers, particularly given its ESG credentials, and look forward to starting on site next year.”
HBD has a number of schemes in the pipeline across the North West, including APTUS in Preston, which will deliver 800,000 sq ft of sustainable industrial, manufacturing and logistics space.
