Spec start for Telford scheme

UK midbox developer Total Developments has started the speculative development of a 350,000 ft2 industrial and logistics scheme in Telford after buying the site from Redsun Projects in November last year.

TOTAL DEVELOPMENTS bought the 26-acre site in the Hortonwood Industrial Estate with detailed planning permission. It will be known as Total Park, Telford, and will comprise four Grade A midbox warehouses ranging from 55,240 – 126,133 ft2.

The developer is already on site with the construction of the first two units of 55,000 ft2 and 73,000 ft2 which are expected to reach practical completion in Q4 2024 with the remaining units following in Q1 2025. The development will target net zero carbon in construction and aims to achieve BREEAM Very Good and an EPC A rating across all the buildings.

Redsun Projects secured detailed planning permission for the site in 2022 from Telford & Wrekin Council. 

Total Developments CEO Ed Chantler, said: “Our focus on targeting undersupplied towns and cities where there has been a lack of high specification accommodation being brought forward, has ensured our success in achieving pre-commitments and hence gives us the confidence to push on at Telford and ensure the development is expedited to meet demand. Our experiences at the likes of Total Park Leeds, Bedford, Theale and Middlewich has made power provision a particular focus with this site.”

The site can provide 4MvA of power with up to 2MvA reserved for the largest building. Power provision is high on the specification list for occupiers with the latest Tritax/Savills Forward Space study showing that occupiers put power supply in the top five requirements when searching for new space.
