Triple deal for Prologis

Prologis has leased three recently refurbished warehouse units in Kettering, Ryton and Rugby in the Midlands.

THE DEVELOPER refurbished the units to secure EPC A ratings and added in further future proofing items such as EV ducting to add additional EV charging points as necessary. The decision has proved successful in the light of these three deals on leases of 10 years.
Global lubricant supplier Mannol has taken DC4 Prologis Park Kettering totalling 154,452 ft2. The building was orginally built in 2007.
While Chinese ecommerce company Furnolic has taken the last available unit DC4 at Prologis Park Ryton near Coventry Airport. The 166,748 ft2 property has 12.5m eaves, 15 dock and four level access doors as well as 10,372 ft2 two storey offices.
An as yet un-named global appliance manufacturer took the 376,563 ft2 DC1 Prologis Rugby Central Park.
Furnolic trades under the names Songmics, Vasagle and Feandrea, is one of the largest retailers on Amazon and specialises in homeware, furniture and pet furniture.
The e-commerce business will use Prologis Essentials, a turnkey warehouse fitout service, for racking at the new facility - a decision which mirrors its leasing agreement in 2021 that saw Furnolic become one of Prologis UK’s very first Essentials customers.
The deal at Ryton is similar to that in Rugby with the global appliance manufacturer also taking the turnkey warehouse fit out service worth more than £2 million.
DC1 Rugby Central Park was previously let to XPO Logistics in 2020 for an Amazon fulfilment contract. It was extensively refurbished last year. Joint agents were Avison Young, DTRE and JLL.
Avison Young, JLL and ILP Partners acted for Prologis UK on the Ryton deal while ILPP and Cushman & Wakefield acted for Prologis UK in Kettering. Realogis acted for Furnolic and Louch Shacklock acted for Mannol.
